I guess we should be careful on what we pray for. I don't think we will be saying, "We can sure use the moisture" anytime soon. The real estate market is still going strong. The interest rates have increased a little. We are at 6.5% for a 30-year fixed rate loan. The number of listings has continued to go down. We are at 245 active homes for sale, compared to 266 in my last letter. The YTD numbers are still showing this year out pacing last year, and the average selling price continues to increase. We are still going through our growing pains with the new regulations. It's a whole new world out there, and it's changing every day. I think when the smoke clears, we will be much better off, but until then it will be very interesting. I have always said that buying or selling real estate, you need to be patient and have a good sense of humor. Very few sales don't make it, but it is like pulling teeth sometimes. The good think is when it's all over, owning a home is one of the best things we can do. The best advise I can give a buyer is to go to the loan company first and get pre-approved. To the sellers, list it at the right price, for today's market, and make sure everything is fixed up and in very good condition.

It's a whole new world out there. A lot has changed in the world of buying a home. Here is what you have to do in today's market. I don't care who you are, you have to be pre-qualified before you start looking at homes. That is unless you have all the money in the bank to buy the home. We still have people that want to look at homes first. With the tightening of the credit, that just does not work. A year ago you could get a loan if you were breathing, and you didn't have to be breathing well. Today it's all together different. You credit score has to be above 680 to get the best programs. They are saying that in July the credit score will have to be more than 720. The new process is very simple. You have to go to the loan company first. Find out what you can afford, and how much you will need to buy a home. 100% loans are now history. The minimum down payment is 3%. After you get pre-qualified you then can go out looking. It just doesn't work any other way. Let me know if you have any questions. The number of homes on the market today is 266, and the interest rates are just above 6%.

I love Spring time in Nebraska. The weather is getting warmer, and everything is getting greener. The real estate market is starting to show signs that the market is improving around Grand Island. The values are staying up, and the interest rates are staying around the 6% level. NIFA is at 5.84% for their government insured loans. Conventional loans today are at 5.875% for a 30-year fixed rate loan. Unbelievable. The number of homes on the market dropped again this week. We are at 262 compared to last weeks at 266. Not a big drop, but we normally have an increase in the number of listings on the market in the Spring. I think that is what is holding the prices up. The number of homes sold is about what we had last year at this time. I really think by the end of the year we will sell more homes in 2008 than we did in 2007. We won't hit what we did in 2005, but could be close to 2006. Time will tell.

I think my prediction about 2008 being a good year for real estate is coming true. The market seems to be doing very well this early in the year. We are just seeing our prime selling time, and the market is really good. The interest rates are very stable. NIFA just dropped all its rates by .10%. That's not a lot, but it's better than going the other way. Regular loans are still at 6% for a 30-year fixed rate loan. The number of homes for sale in Grand Island, is down from weeks past. Today we have 266 homes for sale. There is not a better time to be in the market. There are plenty of homes to look at, and the interest rates are very good.

The real estate market is still heating up. Spring is here. The number of homes on themarket, today, is 276. This is why our market is doing so well. We have not seen the increase inhomes on the market, like other areas of the country. As long as we stay less than 300, we shouldhave a very strong market, and the price will hold. The interest rates climbed a little this week.We are a little above 6% for a 30-year fixed rate loan, but that could change by noon. The NIFArates have stayed the same. It is still very important to go to the loan company and find out whatkind of loan is best for you. Your credit score will play a big role in what kind of loan you canget, the down payment required, and what interest rate you will pay. That should be your firststep in finding a home. The second step is to call me.

Looks like spring is trying to make it. One day 60 degrees and the next 30 degrees. The real estate market is warmer than the weather. We have really been seeing the activity. Interest rates are still way down. You can still get a 30-year loan at 6%. NIFA rates have dropped back to what they were a couple weeks ago. They are now setting the rates for Conventional or Government insured. The government insured are less than the conventional rates. The government-insured rate with no origination fee or points is 5.94%. While the conventional rate is 6.44%. I have always said that FHA or VA were the best way to go for the first time buyers. The best thing to do, is go into a loan company and be pre-qualified before you start looking. It's still very important to have that information up front.

The lending pendulum has really taken a swing the other way. A year ago, if you were breathing, you could get a home loan. Today it's a whole new ball game. You can still get a loan at a very good rate. Today, you can get a 30-year fixed loan for 6%. BUT, you need to have very good credit. Your credit score has to be at least 680. If it's below that, the loan company will increase the interest rate and the private mortgage insurance premium. If you are in the market, you have to go in and see a loan officer. I would recommend one of the major banks, or savings and loan companies first. They can tell you how much you can afford to spend, what interest rate you would pay, and what your closing cost would be. Going out and looking at homes before you do this, will be a big waste of your time. I can't emphasize this enough. Everyone thinks they have good credit. Until you set down with a loan officer, you really don't know. If you have any questions on whom to see, or what to do, give me a call. /08

The market is really starting to take off. The interest rates have gone down this week. That is a switch from most springs. Usually in the spring the rates go up a little. This year they have gone down. Today you can get a 30-year fixed rate loan for 5.75%. The number of homes for sale has also gone down this week. Today we have 277 homes for sale. The number of homes closed is about the same as last year, and we are looking forward to a very good 2008. If you have any questions, feel free to contact me. There is some good news and some bad new coming out of the real estate industry. The good news is interest rates are still very good. Today you can get a 30-year fixed rate loan for 6%. The number of homes on the market has stayed very stable. Today we have 291 homes for sale. That is up a little, but it's spring and the market always heats up in the spring. The way the market is looking, we should have a very good 2008. Now for the bad news. Loans are still very good, and available. BUT, they are going to be harder to get. A few years ago, if you were breathing, you could buy a home. Today that won't happen. For several years you could get a 100% loan. Those are pretty much history, unless you are a very good buyer with excellent credit. A year ago if your credit score was 650, you were in business. Today it has to be more than 680. Now back to the good news. I have always thought the best loan out there were FHA loans. They take the least down payment and closing cost, and they are assumable. That means you can sell the home to somebody, and they can take over your loan, at the same interest rate. That is very important if the rates go up a lot. Since everything is tied to your credit score, it is even more important to go to a lender and get pre-qualified. Without that you will not know what per cent down you will need, what interest rate they will charge you, or what your payment will be. You need to do this before you even start looking. The market is still very good. We have had a Great February. The rates are still down to between 6% and 6.25%. The number of homes on the market went down this week. Last week we had 286. This week we have 278. We haven't seen the number of homes coming on the market like we do in the spring, but it's still early. All the signs, I see, point toward the market coming back strong in 2008.

Well, it must be Spring. The interest rates took a jump. A couple weeks ago you could get a 30-year fixed rate loan at 5.75%. Today you will have to pay 6.25%. The rates always take a jump in the Spring when the market is starting to heat up. The number of homes on the market has stayed stable. Last newsletter we had 278 homes for sale. This week it's 286. Interest rates are still hanging in at 5.75% for a 30-Year Fixed Rate loan. I still think they will come down a little before Spring. Then as soon as the weather gets good, they will go up again. It never fails. Every year the rates go down in the winter when the market is slow, and as soon as Spring hits and the market starts to perk up, the rates jump. I hope it doesn't happen this year. The number of homes on the market has stayed about the same. We have 278 homes for sale in Grand Island, compared to 260 a couple weeks ago. We haven't seen any really big increase in the number of homes for sale locally. I keep telling people, now is a really good time to consider buying. When you look at all the factors involved in real estate, all the factors are lining up to make it a very good time to buy. The interest rates are very low, homes are priced very low with some sellers really wanting to sell, and we have enough homes on the market to give the buyers a good selection. I really would not wait too long, if you are in the market.

Looks like we are in for a normal Nebraska winter. The temp might be cold, but the realestate market is sure warm. Since the first of the year we have seen a lot more calls into the office,and more people through open houses. Today we have 260 homes for sale, compared to lastweeks 259. The interest rates are still down. Today we can get a 30-year fixed rate loan for5.75%. I think that in a week or two we could see 5.5%. With the prices of homes staying verystable over the last 12 months, and the interest rates going down, we could have a record year insale here in Grand Island. If that happens, the prices will start to go up again.

The new year is starting off right. Interest rates are down to 5.75% for a 30-year fixed rate loan. The number of homes, on the market today, is 259. That's down from 264 last week. I really think that 2008 will be much better, in our local market, than 2007. The buyer's are going to have to realize that the prices of homes are still going up, and the interest rates are very good right now. When they finally get the true picture, they are going to start buying. I think by midsummer, we will be seeing a very different market. The best time of year to buy a new home is from Mid-November to the 1st of April. During those months the market tends to slow a little, mainly because of the holiday's. The seller's see the slow down, and they start to get nervous. With the cold weather, they have to worry more about maintenance. So now is really a very good time to be looking.

HAPPY NEW YEAR!! I really think 2008 will be very good for the real estate industry here in Central Nebraska. The prices of homes continue to go up, but at a very modest level. The interest rates are very good. Today you can get a 30-year, fixed rate, for less than 6%. That's really good. The number of homes on the market today is 264. That is right in line with what has been on the market for the last four or five years. We didn't see the dramatic upswings that happened in other areas. Our appreciation has been around 3% to 5% a year. Not the 50% and 60% they saw in other areas. Our market is really very good. I do think that we could very well see a strong upsurge in our market. We are not building a lot of new homes, as we did in previous years. When we stop building, the price of existing homes goes up to fill that void. It will be fun to see how the year turns out.

Things are improving a little this week. The number of homes on the market is now down to 288. Last week it was 295. The interest rates are up a little. Today a 30-year fixed loan would be 6.375%. Looks like as long as the weather holds we should have a good market. The average selling price is still up for the year. We are up about 2% from last year. Boy, times flies when you are having fun. It’s been almost a month since my last newsletter. The market is still very good. There are a lot of good opportunities out there. The seller’s are starting to get a little nervous with winter coming on. Some will look at offers they would not have 60 days ago. We have 297 homes for sale. That is up some from last time. It is a sign the market is softening a little.

The average price for the sold homes is still holding their own. The average market time is still around 120 days. Interest rates are 6.375% for a 30 year-fixed loan. I have always said the best time to buy is in the late fall and winter. If you are in the market, now is the time.

The market is getting better. NIFA just reduced its rates today. The regular loans are now 5.79%. The HUB loan is 6.38%, and the loan, with not points or loan origination fees, are 6.04%. That will save you about $5.00 per month on an $80,000 loan. Not a lot, but over 30 years, it adds up. The other rates are about the same. They have come down in the last couple months. They are hovering around the 6.25% level. I really think the market will be very good through the end of this year. The number of homes on the market today is 286. That's up a little, but nothing like in some areas. We are very fortunate to have this stable of a real estate market. I have always said the best time to buy is in the fall and winter, so now would be a great time to start really looking.

Rates are fluctuating again. Regular 30-year fixed rates are up to 6.5% today. That’sonly an 1/8%. NIFA, on the other hand, went down .10% to 6.14% for the regular loan with nopoints or origination fee. On an $80,000.00 loan, that would be a savings of $5.16 per month.That is not much, but over 30 years it does add up. The number of homes for sale this week is271. That is up from 267 we had last week. Our market is still very good, and I really think it willcontinue through the rest of the year.

Rates are dropping again. Yes there is a God!! Today you can get a 30-year fixed rate loan for 6.375%. That's down at least a ½% in the last couple months. Who says we are in a housing slump? The number of homes for sale today in 267. That is about where we need to be. When we get under 200, the market tips to a Seller's market, and when it's over 300 it will tip to a Buyer's market. Right now it is fairly balanced.

July and August are hot, and so is the real estate market. Don't believe everything you read. The rates are down a little. NIFA is not 5.99% for the regular first time buyer, 6.24% with not points or origination fees, and 6.58% for the home buyer assistance plan. Regular 30-year fixed loans are around 6.5%. The number of homes for sale is back down to what it has been. Today there are 264 homes for sale in Grand Island. I really think the market is going to be very good for the next couple months.

All I have to do, lately, when I write this newsletter is change the date. Everything has beenstaying the same. Interest rates are still at 6.75% for a normal 30-year fixed rate loan. NIFA hasstayed the same. The number of homes on the market this week is 271. That is up one from thelast letter. The market is still a little soft, but not as bad as some markets. I really think we have agood balanced market. There are plenty of homes for the buyers to look at, and the prices haveremained stable. I really think that anyone that is thinking of buying, should really get out thereand see what is available. As for selling. You have to price it right and have it in move-incondition. The days of pricing a home $5,000 or $10,000 over market value to see if someonewould make an offer is over. They need to be price right and in good condition. If they are, theywill sell.

All is well in Real Estate. Rates are staying very stable at 6.75%. The number of homes on the market today is 270. That number has also been very constant. The average market time is still more than 100 days. I still don’t know why that is. The market is still a little soft. We have closed 46 fewer homes this year to date than last year to date.

There does seem to be an increase in activity in the last few weeks, so by the end of the year the numbers could be a lot different.

Well thanks to the Bond market, real estate interest rates are down a little. Last week they were pushing 7%. Today they are back to 6.75%. It still makes me mad to say, "Rates are up to 7%." Like that's a high interest rate. When Dixie and I bought our first home we paid 8.5%. At one time the interest rate was more than 15% for a 30-year fixed rate loan. 7% is still a very good rate. The number of homes on the market increased a little this week. Last week there was 257 on the market, and today its 262 homes for sale. I will be looking at the YTD figures for sales in 2007 at the end of the month. It will be interesting to see what the market is really like.

Rates really took a jump this week. NIFA raised their rates to 6.09% for the regularloan, 6.34% for the one with no points or fees, and 6.68% for the HUB loan. The regular ratesalso went up a little. Today you can get a 30-year fixed rate loan for 6.75%. Wednesday it was7%. The rates are still very good. When you have seen rates of 16% and 17%, 7% looks verygood. The number of homes on the market has been very stable. Today there are 257 homes forsale in Grand Island.

Anyone looking at plans to build an ark. You would think we lived in Oregon. Not that I am complaining. The real estate market is really active right now. I think May was our best- selling month ever. The interest rates have stayed the same. Good sign. The number of homes on the market is also the same as last week, 254. All the signs are that the market will continue to be good for the rest of the year and then some.

Well Spring is here. The interest rates are rising. It happens every year about this time. Actually it has been a little later this year. Regular rates are pushing 6.5%. NIFA raised their rates to 5.79% for the regular first time buyer loan. They went to 6.04% for the loan with not points or origination fees, and 6.38% for their home buyers assistance loan. The rates have not increased enough to affect the market at this time. If they continue to increase, it will affect us. So far the market has been very good. There are 254 homes for sale today. The number of homes has stayed very stable for most of the year. All the signs show the market is good and the interest rates are still very attractive.
